This is where a rent-back can be incredibly useful.
A rent-back allows a seller to close on their home, receive the proceeds from the sale, and remain in the property for an agreed-upon period afterward.
I recently had sellers who needed the funds from their San Marcos home to make their next move to Tennessee, but they also wanted their granddaughter to finish school before leaving.
Instead of forcing the timing, we made the timing part of the deal.
For a buyer, offering flexibility like this can also make an offer more attractive, especially when price isn’t the only thing that matters to the seller.
That’s why understanding the seller’s actual goals is so important. Sometimes the thing that gets a deal done isn’t more money. It’s simply giving someone the time they need.

My kids are older now and apparently don’t need me hovering over their every move anymore… so naturally, Indie gets ALL of that energy now. 😂🐶
And honestly? She’s thriving.
Most of these tricks took her TWO training sessions. Meanwhile, I can text my teenagers and maybe hear back sometime next week. Indie, on the other hand, is ready to perform on command like she’s been training for this her entire life.
I always said that if I got a dog, I wanted to really understand what I was getting into. The breed, size, temperament, personality… everything.
